Eric Lamb, REALTOR® operate in connection with thecreativeclose.com (the “Site”)
and our services to property owners and buyers. It supplements (and does not replace) our
Terms of Use and Privacy Policy, and any transaction-specific contracts
you may sign. If there is a conflict, the written contract controls.
2) Role Disclosure: Buyer vs. Licensed Agent
We may participate in a transaction in different roles, which will always be disclosed in writing before
you sign any agreement:
- Principal Buyer: When purchasing directly (cash or creative), The Creative Close LLC acts
as a principal buyer and does not represent you as your agent. - Licensed Real Estate Agent: When listing traditionally, Eric Lamb, REALTOR®
acts solely as a Michigan-licensed agent under Greenridge Realty, Inc. (Greenville Office) and owes you
duties as outlined in Michigan agency law and your listing agreement.

3) No Legal, Tax, or Financial Advice
The Site and our communications are for general informational purposes only. We do not provide legal, tax,

5) Creative-Finance Transactions: Safeguards
For creative structures (e.g., seller finance, subject-to, wraps, novations or similar), we follow safeguards designed
to protect all parties:
- Documentation and closing through a licensed title/escrow company.
- Review by Michigan-licensed legal counsel.
- When applicable, payment handling via a licensed third-party loan servicer.
- Clear written disclosures of risks, obligations, and roles prior to signing.
Creative transactions may carry unique risks (e.g., due-on-sale clauses, lender consent, insurance and escrow considerations,
and servicing reliability). You should consult independent counsel about these risks.
6) Third-Party Services & Independence
We may recommend independent third-party companies (e.g., title/escrow, attorneys, inspectors, lenders/servicers,
contractors, staging/photography, marketing platforms). These parties are not our employees or agents; they operate under
their own contracts and policies. We are not responsible for their acts, omissions, pricing, or results.
7) Conflicts, Disclosures & Dual Agency (MI)
We strive to avoid conflicts of interest and will disclose any known, material conflicts in writing. In Michigan,
dual agency (one agent representing both buyer and seller) requires informed written consent of both parties and may
not be appropriate for all situations. If a potential conflict or dual-agency scenario arises, we will describe your options,
including the option to seek separate representation or to proceed with different roles.
8) Marketing, Testimonials & Illustrations
Any testimonials, case studies, or examples on the Site are illustrative of individual experiences and are not promises
of similar results. Photos or property details may be representative or edited for privacy. Market conditions change and
can affect pricing, time to sell, and available options.
9) Consent to Contact (TCPA)
By submitting your information or contacting us, you consent to receive calls, texts, and emails from The Creative Close LLC
and Eric Lamb. Message/data rates may apply. You may opt out at any time (e.g., reply STOP to texts). See our
